Garage Door Maintenance & Tune-Up

An annual tune-up extends your door's life, keeps it running quietly, and prevents the kind of breakdowns that turn into expensive emergency calls.

Our Annual Tune-Up Service

A Strongman maintenance visit covers every component of your garage door system. Here is exactly what we do during a tune-up:

  • Full lubrication — We lubricate all moving parts including springs, rollers, hinges, bearings, and the opener chain or belt. Proper lubrication reduces friction, noise, and wear.
  • Balance test — We disconnect the opener and manually test the door's balance. A properly balanced door should stay in place when opened halfway. An unbalanced door puts extra strain on the opener and springs.
  • Safety sensor check — We test and align the photo-eye sensors at the bottom of the door to make sure they are working properly. These sensors prevent the door from closing on a person, pet, or object.
  • Hardware tightening — We check and tighten all bolts, brackets, hinges, and roller brackets. Vibration from daily use loosens hardware over time.
  • Spring inspection — We visually inspect the springs for signs of wear, rust, or deformation. Catching a weakening spring before it breaks saves you from an emergency repair.
  • Cable inspection — We check cables for fraying, wear, and proper tension. A frayed cable is a cable about to snap.
  • Roller inspection — We check each roller for chips, cracks, and bearing wear. We will let you know if any rollers need replacement.
  • Track alignment check — We verify that the tracks are plumb, level, and properly spaced. Misaligned tracks cause uneven wear and can lead to the door going off track.
  • Opener settings check — We verify the opener's force and travel limit settings are calibrated correctly. Improper settings can cause the door to reverse unexpectedly or not close fully.
  • Weatherstripping inspection — We check the bottom seal and side weatherstripping for damage and recommend replacement if needed.

How Maintenance Extends Your Door's Life

A garage door is the largest moving part of your home. It cycles 1,000–1,500 times per year on average, and every component is under stress during each cycle. Without maintenance, parts wear faster, breakdowns happen sooner, and small issues turn into expensive repairs.

Here is what regular maintenance prevents:

  • Premature spring failure — Dry, unlubricated springs rust and lose flexibility faster. Lubricated springs last significantly longer.
  • Opener burnout — An unbalanced door or worn rollers force the opener motor to work harder than it should. Over time, this burns out the motor or strips the gears.
  • Off-track events — Loose brackets, worn rollers, and misaligned tracks are the leading causes of doors going off track. A tune-up catches these issues before they cause a failure.
  • Cable failure — Frayed cables are visible during inspection but easy to miss in daily use. Catching a frayed cable early means replacing it on your schedule instead of dealing with an emergency.
  • Safety sensor failure — Misaligned sensors can allow the door to close on a person or object. Regular testing ensures they are working when you need them.

Prevent Costly Emergency Repairs

The most expensive garage door repairs are almost always ones that could have been prevented with basic maintenance. A $150 tune-up can save you from a $400–$800 emergency repair down the road.

During every maintenance visit, we give you an honest assessment of your door's condition. If we spot something that is wearing out, we will tell you what it is, how long it is likely to last, and what it will cost to replace — so you can plan ahead instead of being caught off guard.

We do not use maintenance visits as an excuse to sell unnecessary repairs. If your door is in good shape, we will tell you that too. Our motto says it all: if you do not need it, we do not sell it.

How Often Should You Service Your Garage Door?

We recommend a professional tune-up once per year for most residential garage doors. If your door gets heavy daily use (four or more cycles per day) or is exposed to extreme weather conditions, twice per year is a good idea.

The best time to schedule maintenance is in the spring or fall, before the extreme temperatures of Texas summers and winters put extra stress on your springs and hardware.
